Leasing & Applications

2020 Lawrence offers studio, 1-bedroom, and 2-bedroom apartments. Studios start around 475 sq ft,1-bedroom units start around 583 sq ft, and 2-bedrooms start at 1,138 sqft. Availability and pricing changes frequently, visit the floor plans page for the most up-to-date options.

Prices and availability are subject to change. Base rent is on monthly frequency. Additional fees may apply, such as but not limited to utilities, package delivery, trash, water, amenities, etc. Deposits vary. Please contact a representative for more details.

Move-in dates depend on current availability. If your selected home is ready, move-in can often occur within one week of application approval. Our leasing team will work closely with you to coordinate your preferred move-in date.

Standard lease terms at 2020 Lawrence are typically 12-month leases, but we offer flexible lease terms ranging from 1 to 16 months. Shorter-term leases may be available in some cases (e.g., 6 or 9 month terms), but are subject to availability and may carry a premium.

The application process is easy! 1) Select a floor plan and check availability online or with the leasing office. 2) Schedule a tour. 3) Submit a rental application online or in person, including personal, employment, and financial information. 4) The leasing team reviews your application, conducts background and credit checks, and confirms eligibility. 5) Upon approval, sign your lease, pay deposits, and schedule your move-in date. 6) The leasing office will provide information about utilities, parking, and pet policies.
A government-issued photo ID and electronic income and ID verification (via Snappt) are required.
Applicants must have a gross monthly income of at least 2.5x the base rent. If there are multiple leaseholders, combined income must meet this requirement.
No. Applications are reviewed holistically, including income, credit history, debt-to-income ratio, identity verification, criminal and civil background screening, and rental history.
Yes, guarantors are accepted for income qualification only. Guarantors must earn at least 4x the monthly rent. Only one guarantor is allowed per apartment.

Utilities & Insurance

Utilities are not included in the base rent. Residents pay water, sewer, trash, pest control, and other community-billed utilities monthly with rent. Electricity is paid directly to the provider. Additional amenity or service fees may apply depending on your selected floor plan.
2020 Lawrence is built with “high-speed internet ready” apartments. Specifically, residents have access to Xfinity internet service at the property address, with special introductory pricing for eligible households. Please note: internet provider, plan details, pricing, installation, and contract terms may vary - residents will need to select and set up service independently.
Yes. Residents must carry renter's insurance with at least $300,000 in liability coverage and list the community as an Interested Party. Policies can be uploaded through Get Covered.

2020 Lawrence offers resort-style amenities in downtown Denver, including a rooftop lounge with fire pit and outdoor kitchen, a 24/7 fitness center, resident lounge and workspace, bike storage and maintenance, EV charging, and a climate-controlled garage - all designed for comfort, convenience, and city living.

Yes. 2020 Lawrence is a 100% smoke-free community.
Residents have assigned parking in a climate-controlled garage. One space is $150/month; a second space is $200/month.
Yes, storage units start at $45 per month. Residents must provide their own locks.

Pet Policy

Yes, 2020 Lawrence is a pet friendly community. We welcome dogs and cats with a maximum of two pets per apartment.

There is no weight limit. The following breeds are generally prohibited:

  • Akita
  • American Staffordshire Terrier/Bull Terrier (aka Pit Bull)
  • Presa Canario
  • Chow Chow
  • Doberman Pinscher
  • German Shepherd
  • Great Dane
  • All Husky & Malamute breeds
  • Rottweiler
  • Wolf/Restricted breed mix

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile.
